Project overview

Five Oaks is a pre-construction community of approximately 140 homes planned for 1303 Dundas Street West in Oakville, Ontario. The collection is designed to offer single-detached homes on 40-foot, 42-foot, and 50-foot lots alongside two townhome formats: back-to-back and dual-front homes from the Advantage Collection, and traditional freehold townhomes with private backyards.

The community is being developed by Caivan Communities, an Ontario-based builder with more than 22 completed or in-progress communities across the Greater Toronto Area and Ottawa. Caivan is known for its factory-built construction approach — the builder operates a dedicated Summit Series factory capable of producing four to seven homes per day, using on-site assembly of manufactured components to shorten build timelines.

Caivan's active and past communities span both regions: in Ottawa the builder has delivered Magnolia, Richmond Village, Fox Run, Barrhaven, The Ridge, The Conservancy, and Orléans Village, among others; in the Greater Toronto Area, Caivan's footprint includes Arbor West in Brampton and Summer Valley, Oak Valley, Orchard Park, and Winding Walk in Caledon, alongside its Oakville projects. This breadth is presented here as factual builder background, not as a guarantee of outcomes for Five Oaks specifically.

Five Oaks is situated alongside Sixteen Mile Creek and Lions Valley Park. Like Caivan's nearby Riverview community in South Oakville, homes at Five Oaks are planned to back onto the Sixteen Mile Creek Natural Heritage System, giving a portion of the community a permanent ravine and greenspace backdrop rather than a rear neighbour. The design language and product style at Five Oaks are described by Caivan as consistent with Riverview, which has since sold out.

The location places residents close to Dundas Street and Highway 407, with further access to Highway 403 and the QEW, plus Oakville GO Station, Bronte GO Station, and local Oakville Transit service. Oakville itself offers public and Catholic school systems, French Immersion programs, and International Baccalaureate and Advanced Placement pathways.

As of August 2026, Five Oaks remains in the pre-construction, priority-registration phase. Pricing, deposit structure, floor plans, and the public sales-launch date have not yet been released by Caivan Communities. Buyers who register receive priority notification as these details are confirmed.
